Two hundred people came to view a selection of three show homes, and the launch of the second phase of the rapidly-delivered Crawford Gate new homes scheme, off Cork city’s suburban Skehard Road.

Twelve houses were released in this phase (there were 20 sold in the first phase, ) with deposits taken on all six of the four-beds, priced at €365,000 for 1,287 sq ft, and also reserved were two of the three-bed terraced houses, priced at €325,000.

“We’ve not taken our foot off the accelerator since we got on site,” said director Shane Keogh of the second generation DOB Developments scheme which launched just before Christmas 2018, with directors including Denis O’Brien (ex O’Brien & O’Flynn) and Denise O’Brien.

Handover of the first homes sold in that launch phase starts later this month, with new residents expected to be at home by this Christmas, and the entire development completed by the end of next year.

Selling via Jennifer Roe of Casey & Kingston Auctioneers, DOB are to build 65 houses in all at Crawford Gate, on lands at Mahon Peninsula previously associated with the philanthropic Crawford family and their home Lakelands, close to Bessboro, Mahon and Blackrock.

Keen interest was shown in the three show houses, done by North Design, with a variation in the floor plans of the three-bed 997 sq ft mid-terrace/townhouses: one has an entirely open plan ground floor layout, creating a sort of penthouse feel, while the other has a partial divide between the living end and the kitchen/dining end, for a more traditional, part-compartmentalised feel. Might single and traders down favour the former, and couples and young families prefer the latter?

House design was by Paul Mulligan of Reddy Architecture, and construction is traditional block, and prices include fitted kitchens, tiling, built-ins, with a deal on appliances, and about the only personal choice and extra for buyers is choice of flooring.

A number of the 200 who visited last week came on both days, and feedback according to Shane Keogh was very positive in terms of value for the location, proximity to services and amenities, the compact scale, at just 65 homes on some 3.8 acres, and the quiet setting by Bessboro and bordering the Blackrock Walkway, with the site’s fringing on that side by mature hardwood trees.

“At €325K, the price point is affordable for this first time buyer cohort, and for traders down, what we’re hearing is they’re keen to stay in their preferred neighbourhood in a new, Home-Bonded property that will be much cheaper to run/heat and practically zero maintenance. They’re crucial concerns when you’re on a fixed retirement income,” said DOB director Shane Keogh.

Prices have inched up, from €320,000 to €325,000 for the three-beds, and from €349,500 to €365,000 for the popular four-beds, with purchasers qualifying for the Help to Buy scheme.

The show homes are open again this weekend, Saturday and Sunday, from 2-4pm, with the developers reckoning the remaining phase two three-beds will be reserved by next week as a result.
