An east Cork 1800s cottage has had a thoroughly modern and spacious makeover, writes
At the €325,000 price mark in east Cork’s pretty coastal hamlet of Guileen, auctioneer Adrianna Hegarty has had chalk and cheese property offers, on originally old properties, ones which have had very different makeover styles.
Ms Hegarty has just recently closed out the sale of a very large redone thatched cottage, with a 300-year history, and long local roots. She sold the extended, high-end 2,450 sq ft labour of love near Guileen’s beach for a couple who came back to Ireland and created their own mini-masterpiece.

That thatched home sold for €325,000, to an Irish buyer back from Australia and his US-born wife who were utterly charmed by it, and prepared to accept the future maintenance needs of a sizeable thatch roof with dormers (it had been on in 2017 with a city-based agency, then priced at €395,000, and it featured extensively here at the time.)
Now, that €325k mark is the same price level that Midleton-based Hegarty Properties float this latest coastal Guileen market arrival a: in its own makeover, it underwent a very different journey and treatment.
Originally dating to the 1800s, the detached gable-fronted cottage has instead gone contemporary in look and feel, with added on flat roofed extensions, with feature, floor-to-ceiling corner window, with air to water heating, partly delivered underfloor.

It runs to c 1,750 sq ft, with one ground floor bedroom plus adjacent shower room and has two further first floor bedrooms plus another shower room to serve them.
Taken firmly in hand in 2018 and redone, it all feels quite fresh and new, and gets a A3 BER, with the tasty work done by developer/builder/businessman Michael Tattan.
Rooms include a lounge with stove, linking to an open plan kitchen/living/dining area facing the front of the property, and there’s a plant room and entry hall.

There’s a first floor door access to a rear flat roof section, and the house is set between the quaint ‘main’ road into Guileen, and an even smaller road behind serving some neighbouring houses.
Parking is on the road in front, with steps up to the front door and gravelled patio.
The beach and slip is a two minute walk from the property, which is located a 10-minute drive from Whitegate in Cork harbour and 25 minutes from Midleton.

As perfect for all-year living as for holidays/second home use.
