Model opportunity for housing scheme in Tower

The autumn residential development land sale market kicks off this week with the offer of a 3.8-acre land parcel on the edge of Tower’s Model Village, near Cork’s Blarney and a short commute from the city and Apple HQ.
Being offered for sale by tender with a date of October 2 is 3.8 acres of greenfield land, owned by a local farming family, and it’s within the Tower development boundary, abutting existing housing at Woodborough and fronting the Kerry road which leads to the Blarney Golf Club Resort.
Selling agent is Joe McCarthy of Irish & European, who says the level site has potential “to build an exclusive development of quality homes”. Alternatively, it may suit development for serviced sites.
No guide price is given due the tender sale procedure, but in the wider catchment towards Blarney and Kerry Pike values are in the region of €350,000 per acre, indicating a possible value range here of €1.2m-€1.4m.
In the past, Tower was a popular location for starter homes in particular, as well as one-offs on larger sites, but the market has since matured with a wider range of house types and sizes, with Tower quite easily accessed from the city, Hollyhill and Ballincollig where major employers include EMC. According to the selling agents, Tower “has a very strong recent history of home sales with demand in the area for high quality homes remaining very strong.”
This 3.8 acres has 125m of road frontage on its western boundary, and services adjacent with some capacity in existing local water supply and waste treatment, I&E’s Mr McCarthy indicates, and it’s within a short walk of the village’s amenities which include shops, pubs, supermarket, and, just to the west, Blarney golf complex, hotel and villas.
It’s within the Tower development boundary, covered by the Blarney/Macroom Municipal District LAP.
