IRISH weather may be unpredictable but the quality of its scenery in coastal locations such as Tahilla near Kenmare in south Kerry rarely disappoints.

Built in to the hillside in this picturesque setting is a stone-faced property called Doon which might look like a traditional cottage from the front, if it didn’t have such a steep roof.

To make sure they could see everything worth seeing from a variety of angles, the owners built it with a very substantial terrace which has views of the wooded slopes beneath it as well as the waters of Kenmare Bay and Caha Mountains across on the Beara peninsula.

Built in the late 1990s, the two-bed cottage-style property is on a site of four and a half acres which includes areas of rocky outcrop, sloping hillside gardens with mature plantings, and its very own waterfall.

Selling agents Engels & Voelkers are targeting international buyers; the property has a guide price of €375,000. Describing it as a beautiful modern cottage on a wonderful mature site, auctioneer Ron Krueger says it’s built to a high standard and is well maintained.

Modern and traditional elements have been included in the design of the property, which has close to 1,200 sq ft of living space.

The living area has rough plaster effect on the walls and a raised stone fireplace as well as a timber-panelled ceiling but the floor tiles and the artwork on the walls are modern.

The kitchen is open plan with the living area and has modern cream units and grey granite worktops as well as an opening to an alcove for dining and has windows on three sides.

Sliding doors from the living area open on to a stone patio which leads on to the large decked terrace which has metal railings at the sides and artificial grass underfoot.

The terrace sits on top of a double garage which has been built in to the hillside and is accessed by a gravelled driveway. Additional ground-floor rooms include a bathroom as well as a utility area.

A set of open-tread timber stairs in the centre of the open plan kitchen/living room lead to the first floor. Here there are two bedrooms with sloped timber ceilings and sea views, including one with an en suite shower room.

The location at Tahila on the Ring of Kerry is a popular choice for holiday homes — it is 16km from Kenmare and 12km from Sneem.

Pointing out that the area has pubs, cafes, and fabulous restaurants, Mr Krueger notes that it’s also an ideal place for yachting, walking, bathing surfing and playing golf.
