No longer the rundown B&B it used to be, No 7 Tivoli Terrace has regained its Victorian elegance and acquired a range of modern comforts as well as a balcony, a roof terrace and a cinema room.

Built during the 1860s when Waterford’s Tramore was becoming established as a fashionable Victorian seaside resort, it’s a four-bed mid terraced property with views of Tramore Bay in the distance at the rear.

When the current owners, a Tramore/UK couple found it five years ago it was an extended and neglected former B & B.

Many original features had gone and the basement was dark, “like a dungeon”, but the house still had cornicing and ceiling roses, timber paneling and sufficient charm and potential to prompt them to take it on as a project.

It was also one of a small number of properties on the terrace which still had its original bay window at the rear.

Within a year and a half, they had turned it back in to a spacious four bed family home complete with en suites, several spaces for sitting out and a modernised extension.

During the process of replumbing, insulating and rewiring they bought in specialist plasterers to restore the cornicing and the ceiling roses.

“We put in sash windows at the front and also in the original part of the house at the rear,’’ say the owners adding that they also restored original doors and timber panels.

The house has two sitting rooms – both with high ceiling and cornicing as well as newly fitted chandelier style light fittings and cast iron fireplaces, one with a stove and one without.

The front sitting room has a high sash window and the one at the rear a large bay one.

Between the two rooms is an original shutter door which can be left open to create one extra long room.

The dining room at the front of the house has restored cornicing as well as a new timber fireplace.

To the rear there’s a narrow kitchen which is thoroughly modern with high gloss units, granite worktops and an American style fridge freezer.

Double doors from the kitchen open out onto a decked terrace situated on top of the fully renovated rear extension and enclosed by steel railings.

The owners say this is a good spot to sit and look out across the treetops towards Tramore’s back strand.

At basement level there’s a small utility room, a guest WC, a TV room/snug and a small understairs study.

The extension which was probably added on during the house’s B & B days has now been turned into a bright modern entertainment, area with two sets of double doors and a full sized cinema screen.

On the first floor of the house are four bedrooms, two doubles and two smaller ones all with modern en suites in addition to original coving.

Two have replacement Victorian cast iron fireplaces and the main bedroom has a small balcony situated above the sitting room bay window.

The house has a small gravelled area at the front and a long garden area at the rear.

Outside the cinema room there is wraparound granite patio with seating and a set of steps leading down to enclosed parking.

Tivoli Terrace is located within a ten-minute walk from the beach and a five- minute one from the town centre.

While working on the house the couple were bitten by the renovation bug and have decided to buy another old house and start again.

Quoting a guide of €425,000 Property Partners Barry Herterich says this is an exquisite period home which would be ideal for a family but could also be turned back into a B&B.

“This is one of the best presented houses on our books – it’s getting good viewings from semi-retired Waterford city buyers looking for something ready to move in to and close to the beach,’’says Mr Herterich.
