House and site set for builders’ eyes

Bishopstown property is a 1970s relic but renovators will relish the chance to extend this already sizeable home, says Tommy Barker.

Almost a design timepiece of its 1970s roots is Courtville, a detached family home of nearly 2,500 sq ft, with an assymetric pitched roof, on a large triangular site of 0.57 of an acre, in the heart of Cork’s Bishopstown, at Rossa Avenue.

The two-story detached home, with two access points to its spacious grounds and roads on two sides, is eminently extendable, in almost any direction, given its placing on the site, says estate agent Trish Stokes of Lisney Cork, who guide the already quite spacious four-bed home (one en suite) on a very sizeable plot at €750,000.

Set very close to the main CIT college campus, it’s private on one side, looking into its own angled grounds, while directly behind and less screened is a residential development, Roslyn Court.

Right now, Courtville has three reception rooms, kitchen/dining room, utility, sun room/conservatory, and guest WC with shower, with some distinctive ‘70s touches such as coloured bathroom suites and exuberant tiling, timber sheeted ceilings, and a feature stone chimney breast in the main living room.

Apart from extension scope, it may have other development options, subject to planning permission, suggests Ms Stokes.

For those of a development mind and inclination, meanwhile, the same estate agent has an adjacent bungalow on a half acre site also up for sale, with full planning permission already granted for demolition, and six new builds.

Lisney guide the compact old-style 900sq ft cottage bungalow called Wayside, on a long, deep site at €600,000, so it equates to c €100,000 per unit/stand, with mains services to hand.

The planning is for two detached houses of over 1,625sq ft, and a terrace of four townhouses, two of them three-beds 1,100sq ft, and two 800sq ft two-beds in between.

Courtville and Wayside face one another across Rossa Avenue, which has excellent public transport links, and proximity a number of services and schools, adds Ms Stokes,saying “Wayside offers the ideal mix of location and exceptional development potential.”
