Trading Up: Three bedroom in Ballinlough, Cork €310,000
There's been a steady through-put of house sales in Ballinlough’s network comprising Pic du Jer Park, Close and Drive: about 25 at least, according to the Price Register, and they’ve been steadily climbing over time up to, and over, the €300k price mark for the better presented examples of this semi-detached house style staple.
It shows No 51 as having sold for €365,000 quite recently, and that’s probably a new benchmark: that west-facing house had a side annex conversion, and a long back garden, and had gone to market in December, guiding €325,000, so it went well over the guide, after nearly 50 viewings.
Now, the same selling agent of No 51, Cohalan Downing’s Brian Olden, has No 25 Pic Du Jer up for sale, asking €310,000. In contrast, No 25 has a west-facing, and shorter, back garden, so a nice aspect to extend a bit into.
It has a more basic and dated interior condition, so will need upgrades, decorative and a bit more, yet it gets a fairly decent D1 BER. It has two reception rooms, kitchen, three beds and a shower room, and the quoted c 1,300 sq ft size includes the attached garage.
VERDICT:
Your classic Ballinlough do-er upper.
