Number two Shrewsbury Downs is situated in a sought after area and will tick a lot of boxes for those trading up, writes
Ticking lots of boxes for trade-up home hunters is No 2 Shrewsbury Downs, a red-brick detached family home of nearly 2,200 sq ft, on a mature south Cork suburbs site with west-facing back gardens.
New to market, for its long time owners who’ve been here for decades, it’s priced at €725,000 by auctioneer Brian Olden of Cohalan Downing, who adds it has always been very well maintained, and has had recent upgrades, and adds that it gets a very respectable C1 BER as a result.
That’s priced a bit ahead of the previous sales at Shrewsbury Downs, which is set at the Ballintemple end of the Ballinlough Road, and where the handful of sales showing on the Price Register range from €495,000 to €645,000.
The most recent result is for No 12, which went to market with a €560,000 asking price, it needed work and modernisation, and No 12 shows on the Register in May of this year as having fetched €553,000.
Already done here at No 2 (on the left, just within the cul de sac Downs, with a different detached house type in the first Shrewsbury section) was underpinning, tackled in 2006, double glazing was fitted in 2009, and insulation was improved later on, in 2011.
Built around the 1970s, Shrewsbury Downs is at the eastern end of the Ballinlough Road, near Cork Constitution rugby grounds and Beaumont park, and in the past year has been joined by a new homes scheme also redolent of a top, Monopoly board Dublin address, the c 75 unit development Aylesbury (that’s Aylesbury with a ‘y’, not an ‘i’,) around the corner into Ballintemple.
There, new A2 rated four-bed detacheds, of c 1,800 sq ft and over three levels, had launched last year at prices in the mid-€700ks for the handful of detacheds. But after sales of this largest type didn’t happen, that was quietly adjusted and lowered to about €700,000 for those Aylesbury models.
Mr Olden says No 2’s aspect is bang-on, the location’s well-proven, and popular, with “an unbeatable position close to Douglas village, and within minutes of Cork city centre, Blackrock and Mahon’s business and retail parks” and is close too to sports facilities of every hue and to a variety of schools.
Accommodation includes a large hall, two reception rooms, one with solid fuel stove, a kitchen, utility with guest WC, and kitchen overlooking the west-facing rear garden, patio and BBQ spot (the site’s not all that deep, though, but is well-screened) and overhead one of the five bedrooms is en suite, most have built-ins and the main bathroom has a shower, over the bath.
There’s also an attached garage off to the left, with up and over door, as well as a block-built permanent shed on the site’s other side, with very attractive and colourfully-planted gardens.
Accessible and private Shrewsbury Downs has stood the test of time, and a number within the leafy enclave have taken on sizeable extensions over time.
