Reckoned to be the first resale of a four-bed detached within the upmarket, crisp, contemporary-designed Elden scheme on Cork’s Maryborough Hill, No 3 arrives with a €630,000 price tag.
There was only a handful of this four-bed type built in the mid to late 2000s, launching back in 2007 when the air was fast funnelling out of an overheated property market.
The scheme by O’Flynn Construction included 29 houses, both three and four-beds, as well as a larger number (45) of luxury apartments, of a type more usually seen in a leafy south Dublin suburb or along the canal by Ballsbridge.
At the time, the launch price of the 1,780 sq ft four-bed detacheds was to be pitched at €910,000, and terraced houses ranged from €475,000 to €570,000, but little, if any, sold at those levels, while some of the penthouse apartments (since sold) are among the best anywhere in Cork.
The Price Register shows 69 sales since 2010 at Elden, and some of the strongest results at €675,000 to €730,000 were for the c 2,000 sq ft penthouses.
It also shows this house, No 3 Elden, selling back in 2012 for €396,476, and No 4 selling for €392,000 in ’14, though these prices may have been net of VAT. Privately owned and occupied since 2012, No 3’s sellers are seeking to move to a larger property, and this home may suit a trader down, or a young family, it is suggested.
After first open viewings Wednesday, and more today at 1pm, estate agents Ann O’Mahony and Florence Gabriel of Sherry FitzGerald describe No 3 as quite unique, and “built to the highest contemporary standards with intelligent design, inspired architecture, and flawless engineering”.
Design of the houses and apartments at Elden was by Hogan Architecture, and it has their signature internal layout, of several split levels, but is essentially a two-storey build, along with extensive, full-height glazing, and glazed balcony screens.
It’s close to the entrance by the higher point of Elden’s six acres (developers O’Flynns had bought a private home here on considerable, sloping wooded acreage above the grounds of Maryborough House off market in the early 2000s). It is south/south-west facing at the back along Maryborough Hill, with Douglas Golf Club almost directly across the recently upgraded stretch of main road behind.
Accommodation at this B2 BER-rated, comfortable, immaculate detached home includes a rear, open-plan living area by the kitchen/dining area, with back patio access, a front sitting room with double doors to the garden/block-laid drive, utility and guest WC, and overhead, two of the four bedrooms have en suites and there’s a main bathroom also.
The railed and walled grounds are going to be very low-maintenance, with a paved front drive and some dense planting by the sitting room’s double doors, and no front lawn, while to the back there’s a sheltered patio/terrace, gravel, a steel storage shed and a tiny, almost rug-sized patch of artificial grass.
Given its easy-keep appeal, it’s expected that some better-off traders down will figure most prominently when it comes to bidding on No 3.
And, finally, if money is little object, then the arrival this week of 15 Maryborough Orchard, on 0.3 of an acre in the mature wooded grounds of Maryborough House Hotel might float your boat. It’s a 4,300 sq ft, five-bed architect designed home, at twice the price of 18 Augusta Drive, pitched at €1.45m by agents Savills.
Elden is well done.
