Calling all fitness fanatics, Ironmen, and Ironwomen: there’s a very decent home gym in the seaside family property in Waterford’s Ardmore, complete with a tall, hanging boxing heavy bag: the piece of sports paraphenalia has the legend ‘Greatness is Within’ written vertically on its side, ready for whatever gets thrown at it.
The same ‘greatness within’ line might also apply to this 3,200 sq ft five-bed family home, at Monea, a minute or two’s walk from the Blue Flag sandy beaches, and 15 kms from Youghal which this June 23 is to host Ireland’s first-ever full Ironman athlete challenge: you’d want to be super-fit.
This June, and again in 2020 and 2021, Youghal hosts this ‘Full Irish,’ for fitness fanatics, really, complete with a 3.8km beach swim at Claycastle, a ‘mere’ 180 kms cycle, and a 42km run, ending in the historic town centre.
The inaugural Youghal international event is already a sell-out, at 2,600 participants, whose arrival will impact on the wider East Cork and West Waterford communities, and as it returns in 2020 and 2021 also, no excuses: get training.
That sporting uplift presumably will spill over to Ardmore, which is, oh, an easy hour’s run away for these made-of-Iron types, possibly even with cross-country detours over and around the scenic coastline and Ardmore’s noted Cliff Path walks.
Set at Monea, Ardmore, close enough for a sandals-shod trot to the Blue Flag beach, is this fit-for-purpose home, up for the taking and open to all comers, if they can punch to the tune of €625,000. It’s been on the market since mid- 2018, but is now gaining pace early in ‘19, under a current offer, at €580,000, via locally-based Waterford auctioneer (and, sports commentator) Brian Gleeson.
From the outside, you’d kind of know it’s sort of a heavyweight contender, on a large and private site and muscular enough at 3,200 sq ft (299 sq m), with lots of neat tricks in its kitbag, plus has two enamel stoves, and three-zone gas hearing with a resultant B1 BER to work up a healthy sweat within.
Modern and purposeful enough to be used as an upmarket family home, or even as B&B given its sublime West Waterford setting by the beach at Ardmore and all of its amenities, at ground floor alone it manages to fit in a home gym, a study, two separate reception rooms, a big gleaming kitchen diner with sun terrace access, and two WCs, one of them a shower/wet room by that seriously kitted out gym.
Up above, are four first floor double bedrooms, all of them en suite, and there’s more on top yet, with an attic level conversion, for playroom use, and that accounts for about 450 sq ft of the 3,200 sq ft total within.

Brian Gleeson is selling for a local Ardmore family, who are staying in the locality and he says “they built it with love, they really know how to finish a house, it’s gleaming and exceptionally comfortable.”
While he’s most sure it will be bought as an upmarket family home, the fact it has four en suite first floor bedrooms, adaptable ground floor accommodation and that detached garage, some may even chose to occasional, high-end guest acccommodation, he suggests, given the additional Ardmore sheen granted by the five-star Cliff Hotel: “that has only 39 bedrooms, so there’s a real shortage of accommodation in the area,” Mr Gleeson indicates.
Features include a high-pressure water system, water softener, Cyclovac vacuum system, zoned oil fired heating with condenser boiler, plus two enamel stoves (one with back boiler,) electric access gates, walled private site, six bathrooms, bedrooms all wired for TV, and fibre broadband, energy performance rating of B1.
