Stylish living in West Cork town
is impressed with the progress on a group of new high-spec homes just outside Clonakilty.
Entry-level house supply is expected to step up a gear or two in West Cork’s Clonakilty in the next few months, with 150-plus new builds in the wings, close to the bypass and out by The Miles.
In advance of this increase in supply comes what’s possibly Clon’s first medium-scale new house development for quite some time, priced very firmly in the mid to upper price bracket, however.
Extensive site works and impressive house-building have climbed are progressing, climbing up a hill field above the Clonakilty-Timoleague Road, on the town’s development eastern boundary, where builders Gallanes Developments are fast-forwarding work on 13 detached homes.
They range upwards in size from 2,140 sq ft to 2,200 sq ft, and upwards too from €495,000 price-wise.
The builders — who previously did the Celtic Breeze scheme of detached bungalows at Clon’s Cappeen — have finished out a showhouse, for which they were asking €550,000 and, unexpectedly, it was the first to go.

It’s been bought already for close to the asking price by a lifestyle relocate from outside the area, so once it’s taken over, those keen to view may have to do so, discreetly, from the private road outside.
Joint selling agent for the upmarket scheme are Majella Galvin, of DNG Galvin in Bandon, with Andy Donoghue of Hodnett Forde in Clonakilty, and they say there are four different house styles and variations, with the internal layouts working with the site’s gradients.
The show unit, at the bottom of hill/entrance point, has no fewer than four internal/split levels, with rooms seeming well spaced out one from another as a result.

The high-spec, well-finished homes have an A2 BER, air to water heating, and full planning for detached garages. Some towards the top have large rear gardens, and views over the town towards the bay.
Four are now on offer, including two of the A-type, with the just-purchased A-type showhouse open at present as an indication of standards within these O’Leary Architects-designed builds.
The quoted prices are ‘builder’s finish,’ which include PC sums of €20,000 in kitchen/utility, tiling to a supply/fit value of €7,500, and stove supply and fit PC sum of €2,500.
