There's a whole new fresh feel, and a bang-up-to-date show home too, at the latest homes launch in the overall Eden scheme in Cork’s Blackrock.
Opening this weekend via agents Lisney is a show unit at The Crescent, and it comes after the sell-out of ten good-sized 1,245 sq ft three bed semi-ds, at prices from €375,000/€385,000, and after the sale too of two-storey four-bed semis at The Avenue (with convertable attics) at €395,000.
What’s left now, and well-represented by the just-completed show unit are the jump up to three-storey 1,720 sq ft four-beds, big enough and adaptable enough to be family homes for life.
On the evidence of the refined, contemporary classic showhouse, they’ve arguably got one of the best top-floor master bedroom suites of anything around on the Cork new homes market, with full depth 28’ by 16’ double-aspect room here on high, with en suite bathroom and walk-through robes. It’s a cracker.
And, for families with younger children (the kids’ bedrooms in the showhouse are particularly cute and appealing), there’s still a very good en-suite first-floor bedroom that parents can use as a master bedroom, while waiting until their children are that bit older before trading-up to their executive, second floor suite... before moving back down again a few decades later when the knees start to creak.
It’s a good floor plan, done by architects O’Mahony Pike who did the entire Eden masterplan at the former Blackrock Ursuline convent site in the heart of Blackrock village for original developers Pierce Construction.
Now, the further Eden phase, tweaks and adjustments to house and apartment types is still being done by O’Mahony Pike, for selling agents Trish Stokes and Cian O’Donoghue of Lisney Cork, and for receivers Grant Thornton.
A big future selling point for coming sections of Eden — and for the Crescent in particular — is that there’ll be direct access to Blackrock village proper for this niche, in a year or so’s time, even though they are currently accessed from the Skehard Road/Mahon side, in past the Aldi, the medical centre, pharmacy and other local service amenities.
Ms Stokes says the feed into Blackrock village itself, close to the pier, cafes, bars and the Sunday farmers’ market will be a boon for buyers, and any future re-sales at the gently curving Crescent should get a ‘bounce’ as well from that link.
Four of these 1,728 sq ft four-bed homes are gone and, for the ‘from €425,000’ price, buyers of the available homes will get low running cost A3-rated three-storey homes with air-to-water geothermal heating, fitted OSB kitchens, rooms painted, and fitted robes in three of the four bedrooms, leaving only flooring choices and a few other finishes to complete.
At ground, they’ve got good front room with easy layout options as there’s no fireplace/stove dictating chair and sofa placings, and behind is a large, kitchen/dining and living room, in an L-shape with a part under a single-storey protrusion to the rear, and there’s also a utility, guest WC, plus understairs storage.
