Residential development site Tipp-ed for a good result in Clonmel
Tipperary may be out of the hurling hunt for glory for the summer, but there’s more than a sporting chance of a good sale result of a residential development site, in Clonmel town.
Up for sale is a greenfield site of 3.1 acres, with a 2008 planning grant for 42 residential units, and it’s within a hurling puck of the town centre GAA grounds, the pitch at Clonmel Celtics, and also, a slightly longer puck, of the pitch and stand at Clonmel Town FC.
And, in terms of any further Tipperary training needs, it’s right next door to Clonmel town’s rail station.
Estate agent David McCarthy of Lisney, Cork, guides the 3.1 acre of residentially zoned land next to the Prior Park estate at €250,000, and forecasts a swift uptake and competitive interest.

Meanwhile, back in Cork city, and closer to the Lisney South Mall offices at No 1, the firm has confirmed the sale of 45 South Mall, let to global investment and financial services company, Cantor Fitzgerald Ireland, to a local investor at about €650,000.
The 2,200 sq ft four-storey building opposite Electric was offered at €600,000 before Christmas with a rent of €44,000 pa, on a 25-year lease from 2001.
It has been bought by a local investor for circa €650,000, reflecting a NIY of 6.2%, down from the 6.7% offered at the initial guide.
