A perfect blend of country living, a short drive from a city. That’s how estate agent John Barry of Frank V Murphy & Co describes this modern dormer of some 2,000 sq ft, on a one-third of an acre in Glenville.

The well-serviced community (national school, great sports facilities etc), is about 13 miles north east of Cork and also commutable to Fermoy, Mallow and Glanmire: this home, 7 Glendule, Glenville was built in 2007, and was then finished out to a very high standard by its owners who’ve had it ever since.

They’ve now moved out, so it’s vacant on viewings, and there’s scope to use one of the ground floor rooms as a play room, or as an optional fifth bedroom. It has one/two ground floor bedrooms, and three overhead, one with en-suite and walk in robes.

It’s well-designed, he says, with attractive dormer/Velux glazing mix, is well laid out, well-finished and has a B3 BER, and carries a guide price of €340,000.

VERDICT: About the cost of a decent city three-bed semi-d.

Waterfall Road, Bishopstown, Cork €495,000

Set at the start of the Waterfall Road, leaving Cork’s Bishopstown in the western suburbs, is a long line of homes, ending in a cul de sac just before the road takes a skite up and over the south city ring road by bridge, west of the Bandon Road.

The end of this cul de sac is where you’ll find 79 Waterfall Road, a detached family home that has seen some changes in its c 50 year history. When constructed, this detached fourbed would have been a Bishopstown outlier, with nothing but countryside beyond.

Now, shopping centres and car showrooms have encroached, commuters are back and forth out to c€1m homes in Waterfall a few miles away, and a new hospital, Marymount Hospice, has been built close by too, continuing the medical profession’s dominance of this venerable suburb which long has been dominated by the ‘Regional’ hospital, now the CUH.

A well-kept family home, with side study/living room extension, No 79 is now for sale with estate agent Dennis Guerin of Frank V Murphy & Co, who says it is well-proportioned and he guides just shy of €500k, at €495,000.

It has interlinked reception rooms off to the left of the hall, a kitchen, large laundry/utility, guest WC and study/play room, and overhead are four bedrooms, most with built-ins, but no en suite.

It faces south east, and the large and lovingly tended back garden gets evening sun.

VERDICT: A witness to change.

Fennells Bay, Cork €150,000

You're quite literally at the end of the road, and by the gaping mouth of Cork harbour, when you come to this hillside site and chance to build a coastal home, at Fennell’s Bay.

Tucked into a steeply sloping section of hill, beyond all of the existing homes at this niche, stoney beach retreat a mile or so from Crosshaven, is this plot of 0.37 of an acre, for sale with a €150,000 asking price, via agent Ron Kruger of Kinsale-based Engel and Volkers.

Not only is it a quite rare chance to build, but the full grant of planning permission for a two-storey home cut into the hillside has no ‘locals only’ planning clauses or exceptions, so it’s open to all bidders to move on.

As it’s a cul de sac, Fennell’s Bay is a place that more or less keeps to itself, and over the years, it has seen some quite dramatic homes set into its hilly headland, facing south and east over the mouth of Cork harbour and back towards Myrtleville.

Any passing marine traffic, in and out of the harbour, is in the view frame from this setting.

The site comes to market in the same month as one listed on the Coast Road, between the beaches of Fountainstown and Myrtleville, with FPP for a 2,800 sq ft home on 0.8 of an acre, priced at €650,000 via Savills.

VERDICT: Competitively priced

Frankfield, Cork €385,000

Set almost in at the very end of the deep Parkgate development in Cork’s Frankfield is 89, East Avenue, a four-bed detached home, with a €385,000 asking price.

On the market with Mark Rose of Rose Property Services, the two-storey four-bed was built in the 1990s by O’Flynn Construction, and since then the range of services locally has expanded to include a school, two supermarkets, a medical centre, and local services too within Parkgate itself.

Set at the back of the mature estate, and with its rear boundary framed by mature trees surrounding the period Vernon Mount house and lands, No 89 East Avenue has off street parking and front garden, plus a long back garden with a large chalet-like shed with pitched roof, double glazing and French doors at the far end.

Internally, No 89 has two reception rooms, one with a solid fuel stove set by a white marble fireplace plus a bay window, kitchen, guest WC, and overhead are four bedrooms, one with en suite, plus a main family bathroom.

All the amenities of Douglas village are 1km or so away, via Grange and Donnybrook Hill, while the other direction through Frankfield leads to the Kinsale Road, and south ring road network at the Kinsale roundabout, where the long-time stalwart presence Hanley Garden centre is upgrading one of its high-profile properties.

VERDICT: Detached status adds to cul de sac set No 89’s appeal.
