Set on Manor Hill, by Rice Park and WIT facilities and 2.5km from the main WIT campus, St Joseph’s House last transacted to a private buyer several years ago, and a section has subsequently been used as an education facility, for Waterford Educate Together.
On 5.5 acres, with residential zoning and extensive green space and undeveloped land, it includes a three-storey, 19th century main building of 54,000 sq ft, a protected structure and exempt from BER.
It’s structurally in very good order, says land sales specialist and divisional director Mark Forrest of QRE Real Estate Advisors in Dublin, who’s selling jointly with Hutchinson auctioneers of The Mall, Waterford.
It’s offered via private treaty and the joint agents say it is open for a variety of new uses and development, subject to planning permission.
Possible future uses allowed under its zoning include nursing home, student accommodation, and residential and education uses.
St Joseph’s was sold several years ago by the religious order, and local Waterford sources say the buyer who is now selling it on is a local investor businessman, with a veterinary background.
According to QRE director Mark Forrest, the detached building was recently in use as a school, and the entire lot includes a number of ancillary buildings including a gate lodge, a presbytery and former residential accommodation.
The 2.25 Ha/5.55 acres property is zoned residential under the Waterford CoCo Development Plan 2013-2019.
Mr Forrest say the property is “centrally located in the heart of Waterford city, is in close proximity to Waterford Institute of Technology and a 10 minute walk from John Roberts Square.”
