As Ring of Kerry properties go, Lot 1 Stay Bank at Tahilla is quite a comprehensive proposition. For an asking price of €500,000 it offers 336 acres, including 1.8 km of foreshore, three lakes, a derelict 19th-century property, and an abundance of scenic views.

Selling agents Sherry FitzGerald Daly says it’s rare to find acreage of this size with water frontage on Kenmare Bay.

“It’s an old landlord estate — and was owned for three generations by the Hallisseys who married into the Lynes family, who owned it previously and were members of the landlord class,” explains auctioneer Sean Daly.

Stay Bank can be bought in one large lot or in six smaller ones. “There’s an option of buying the house with ten acres, a large lake, and 400m of foreshore for €175,000 or buying it with 45 acres for €225,000,” says Daly, explaining that the house, although in need of complete renovation, is the big draw, because securing planning permission to build anything new in this location would be an impossibility.

Quite a few non-nationals have been inquiring about the house, while local farmers are showing an interest in acquiring the land.

Some of the Stay Bank land is mountainous but is what Daly describes as “once fair farm land”.

“This was once a thriving farm but the land has been unused for many years and nature has taken it over now,” says Daly, who believes that the farmland could, with a bit of effort, be made fertile again.

He points out that the climate in the area, influenced by the Gulf Stream, is mild and good for cultivation.

Built in the early 1800s the 2,000 sq ft house was home to a family of ten in the 1930s. Surrounded by mature oak forest and some old stone outbuildings, it now requires complete renovation.

Stay Bank includes three lakes, but the fishing rights for these belong to the Inland Fisheries. so are not included in the sale.

The house at Stay Bank is located 18km from Kenmare and 8km from Sneem.

Mr Daly says this is a unique property in a very beautiful setting. Most of the interest is in Lot 2 — the house with ten acres — but he says he’s also getting good inquiries about Lot 7, involving 200 acres of mountain land, 30 acres of farmland, and a lake for €180,000.

VERDICT: Properties with water frontage — even derelict ones — are always in demand.
