A STRONG and proven team are behind the launch of a five-only new house development, of four-bed detached homes, for sale from Tuesday next in Cork’s Glanmire.

Going to market officially are two house types of 1,650 sq ft, and 1,950 sq ft at Brook Lane, just by the Glanmire ‘village’ end of the Old Youghal Road.

The A3 rated cluster of houses for Merrion Developments was designed by CEA architects Cork, builders are Donal Relihan’s DNR Homes, with a 10-year plus track record of one-offs in particular, and selling agents are DNG Creedon.

Auctioneer Shane Finn of DNG Creedon revels prices will be €430,000 and €475,000, depending on the house type and size chosen.

The price equates to between €240 and €260 per square foot, and the price difference between the two house sizes works out at €150 per square foot for the extra 300 sq ft in the larger type.

Mr Finn says the release of the quality-build, highly glaze, stone-fronted homes will be the full and final offer at Brook Lane, that it’s not a first phase or start of anything bigger.

And, he says, completion and hand-over is anticipated in 10 month time, as DNG Creedon launch sales of the five-only Tuesday next off plan.

“To say that DNR Homes are precision builders is an understatement, and CEA Architects were employed to design the development and oversee the construction, with a focus on a design with lots of light into the central core of the house,” he says, adding that with air to water geothermal heating, plus stove back-up, “the running costs of these homes will be minuscule, “ with A3 BER ratings.

Work starts on site in late August and a late June ‘soft launch’ saw 26 enquiries within days, now swollen to interest from up to a total of over 70 individuals.

“The make-up of the would-be purchasers is approximately 40% first-time buyers and 60% trading up from an existing property, and any of the first-time buyers can take advantage of the first time buyer grant as Merrion Developments are registered to this scheme,” says Mr Finn, “we are expecting this development to sell-out within days.”
