Having bought a part-built estate, Gort Fada, just east of Cork city by Glounthaune rail station at the start of 2017, builder Donal Relihan of DNR Homes hopes to be in and off-site and sold up by year’s end.

DNR is actively on site of the development of 23 units which had been started by Lane Homes in 2009, who built and sold 10 terraced houses.

The Gort Fada scheme was to include duplexes and apartments, but planning was granted to change from the duplex blocks to 12 three-bed semi-ds and a four-bed detached house.

Now established 10 years, DNR Homes “have earned a reputation of having a dedicated, hands-on approach producing an excellent quality product,” says Lawrence Sweeney of Savills Cork, who this week released the first six three-bed semi-ds, with three now booked.

Given the speed of blockwork flying up, they hope to have the construction complete and to be off site by Christmas, he adds.

The sole four-bed (not released or priced up yet) will be 1,485 sq ft, while the three-beds homes are 1,171 sq ft, priced between €295,000 and €305,000, with PC allowances including €6,000 for kitchen, utility and master bedroom, and €1,000 for a stove.

(No 9, a long-time built three-bed mid-terraced home sold via Savills last year for €242,000).

“We’ve had strong enquiries for the development from many First-Time Buyers, but there is also great local interest, from the more mature ‘empty nesters’ who are downsizing,” according to Mr Sweeney.

“The area has had very few starter homes available in recent years and most of the existing stock are large detached properties.

“This is a fantastic opportunity to purchase a perfect home in the most convenient of locations, just 9km east of Cork city by road and by rail,” he adds.

VERDICT: New, accessible, and near lots of services
