Curious first viewers see the early 1900s detached house, walk past the stone outbuildings in their state of dishevelment, admire the orchard – but their jaws drop when they see the ‘back’ garden, reveals selling agent, Dennis Guerin of Frank V Murphy & Co.

This back garden bonus is the bones of an extra acre, and was a hideaway suburban pitch and putt course called Woodview in previous decades, long associated with the Bell family.

Set on the back or South Douglas Road close to the Cross Douglas Road and with its green back acre surrounded by 1950s houses in the Loretto estate, this is as much a development play as a home to cherish.

Sources say the site would have sold for €1m to a keen developer if planning had been granted, and the bidding which is already €65,000 over the €650,000 asking price shows the momentum back to its true worth.

By coincidence, as Sunview got launched last week, Dennis Guerin also launched an immaculate c 2,000 sq ft detached home in Douglas’s The Paddocks, at €735,000.
