So, for any any disappointed underbidders here’s your chance, at No 12. No 22 by the far, distant corner of this cul de sac ‘block’ came to market three weeks ago guiding at €330,000 and was taken off the market very shortly afterwards, after its owners accepted a bid of €350,000 via its agents Casey & Kingston.

No 12 Ballincurrig, closer to the estate’s entrance off the main Douglas Road, came to market last week, priced at a market-receptive €350,000 by its selling agent James Crowley.

(Ballincurrig semi-D prices have varied in recent years from low-to-mid €300,000s to €582,000, so size and condition matters.)

Coincidentally, both numbers 12 and 22 occupy corner sites so they are bit different from the usual run of semi-ds, in having triangular sites, wider at the front and tapering to a point at the back. Each have detached garages.

Dating to the post-war years, No 22 stretches to circa 110 sqm, with a kitchen/dining room extension so that room is now over 20ft deep, plus two reception rooms with fireplaces, carpeted hall and overhead it has four bedrooms and main bathroom with wood-panelled walls and bath.

It already has gas heating, aluminium windows, and lots of privacy in its large front (pic, below) and side garden, but it’s a bit more compact behind.
