Trading up: Maryborough Hill, Douglas; €295,000
DEMAND is strong for good-quality homes in the Yewlands development in Cork’s Maryborough Woods; one of the most recent arrivals there of a 1,215 sq ft three bed-semi at €365,000 just a few weeks ago is already ‘sale agreed’ for above its asking price.
Now, new to market but with a slightly different appeal is No 37 Yewlands, different primarily because it is a mid-terraced three-bed.
It’s priced at €295,000, and has 1,115 sq ft on two levels, plus a further 200 sq ft at attic level in a conversion with full stair access, but which technically doesn’t qualify as ‘habitable’ space.
Selling agent Malcolm Tyrrell of Cohalan Downing says No 37’s in a great, cul-de-sac position, in excellent order inside and outside, with a south facing paved and landscaped back garden and adds that Yewlands “is in one of the best developments in the Douglas area”.
It has a 16’ by 14’ main living room, rear kitchen/diner, guest WC and one of its first floor bedrooms is en suite.
Separately, and for those in the hunt for a bit of living space for a sub€300,000 sum, the same agents Cohalan Downing also have No 1 Santerem, an early 1900s three-storey semi-d at the corner of Castlegreina Park and the Boreenmanna Road.
Within a 10-minute walk of the city centre, the older era home close to Rockboro school and link road, Santerem has many original internal features, but has no real back garden: it runs to c 1,600 sq ft and is guided at €275,000 by Mr Tyrrell.
