Trading up: Delford, Rochestown, €280,000
Oh boy, the Price Register shows values in Cork’s Delford Drive off the Rochestown Road to be, well, all over the place: last year alone, sales ranged from €50,000 to €340,000, but both it seems were atypical.
The register give a caveat that No 60’s €50k sale price wasn’t the full market value, and sold in 2016 was No 59 next door, fetching €241,000, and in fact the mid €200ks seems to be ‘the go’ of it on average.
Price setting No 77 Delford Drive featured here last March, extended and upgraded and so-smart, guiding €330,000, and its eventual selling price added another €10k to that hope when No 77 sold for €340,000.
Now, estate agent Timothy Sullivan has a guide of €280,000 on his three-bed offering at 24 Delford Drive, and, while it hasn’t been extended beyond its c 1,200 sq ft, it has been updated and improved internally, and feels nice, fresh and modern.
It has a 14’ by 11’ front room with modern gas fire (plus gas central heating,) a rear combined kitchen/diner that 18’ by 10’ with breakfast bar, and three bedrooms, main bathroom with shower and Stira access to a floored attic.
Delford Drive is within few minutes’ walk of Douglas village, at the village end of the Rochestown Road, and No 24 has off-street parking, and a nicely aspected mature back garden.
