JANUARY’s not even over yet, but already a second Lisheen Fields home west of Ballincollig in Cork’s Ovens has come to market as a re-sale for a relocating family who are trading up, and moving closer to Cork city.

No 7 here, built around 2010 and in fine, fresh fettle, is priced at €435,000 by estate agents Jeremy Murphy & Co, who say it’s about 1,850 sq ft in all, over three levels, and with four bedrooms.

Like the late December arrival of another home here in the O’Callaghan Properties’ scheme with local agents O’Mahony Walsh, which launched at €450,000 and said to be in showhouse condition with many new upgrades, No 7’s a three-storey family home, in pristine order says Mr Murphy.

The owners of the two Lisheen Fields houses now for sale can expect a bit of ‘compare and contrast’ comments from prospective bidders as they do their own domestic ‘due diligence’ on which might suit them best.

And, this week, the offers in on the earlier Lisheens arrival with OMW (it featured extensively here two Saturdays’ ago) were getting close to the €450,000 guide after sustained, early New Year viewings.

Lofty No 7 has a porcelain tiled entrance hall, with wood-floored main living room with open fire and bay window to the right. Behind is a second reception/dining room with walnut floor and back garden/patio access.

Then, to the side is a kitchen/diner, with timber-topped pale gloss units, and there’s an insinkerator for waste disposal: there’s also a utility and a guest WC, with concealed understairs storage.

Next floor up has two carpeted bedrooms, master en suite and family bathroom, while the top/second floor has two more bedrooms, also carpeted, and a shower room.

No 7 has solar panels, an alarm, zoned gas central heating, with off-street parking in front, on a cobble-lock drive, while behind the modest sized garden is fenced and walled at its painted back boundary, and has a cobble patio, small lawn and garden shed.

Location is at Ovens, opposite Classes Lake and its local neighbourhood shops and services just west of Ballincollig, within a walk of all the shops, cafes, bars and schools, while a short way to the west is a swift access point to the Ballincollig bypass.

VERDICT: There’s choice within popular Lisheen Fields, while its developers O’Callaghan Properties also have new stock nearby, in a related phase, Lisheen Woods for sale in 2017, and prices there ran from €370,000 to €420,000 in ’16, for smaller-size homes (from 1,300 to 1,700 sq ft) than at Lisheen Fields.
