Pull up a chair and enjoy the views over Croagh Bay

THERE’S a well-known townland next to West Cork’s Lowertown – it’s just west of Gubbeen, between Schull and Goleen, and now after several Ferguson farm family generations devoted to food production, Gubbeen’s both a noted national and international brand, spanning cheeses, veg and herbs, and charcuterie, all rooted to the 250-acre Gubbeen farm and brand.

And, despite its Lowertown, Schull address, this new-to-market house has as its greatest asset an elevated setting, set on an acre on a hill with views over Croagh Bay, the general Schull area, and its many islands, right out to Cape Clear, in fact.

Skibbereen-based estate agent Michéal Duggan of Sherry FitzGerald O’Neill is selling this blessedly-set four-bed home, a surprisingly compact dormer of less than 1,200 sq ft, and says it was designed and laid out to maximise the water views, over Roaringwater Bay.

Built most likely in the early 2000s, it’s in two dormer sections, with a central link section and has all the main daytime/reception rooms in one wing at ground level, including kitchen, dining and living room, two of which are double aspect, while the dining section has curved walls and links back to the central hall.

Also at ground level, in the far wing, are two bedrooms, one en suite, and a guest WC.

Up above are two more bedrooms, linked by a central corridor/mezzaine under a wood-clad roof apex with Veluxes either side.

Finishes are good (it’s now unfurnished as it comes for sale) with lots of timbers used, with wood and tiled floors, and oak doors and joinery, while the main, double aspect living room has a multi-fuel stove inset in a wood and black granite fire surround.

The townland Lowertown’s name origin comes from the Irish, Luibh Ghortán, meaning herb plot/lavender garden, giving it fragrant roots and Schull is about ten minutes away, Crookhaven and Barley Cove are also accessible past Goleen, and Croagh Bay and Gunpoint are within a walk, says Mr Duggan.

VERDICT: Just needs furniture to set a summer foodie haven tone.
