Glengarriff property is a site for shore eyes

Back for a third bite at a waterfront Glengarriff property sale is Engel & Voelkers estate agent Ron Krueger, who already has had 2016 and 2015 sales in the tiny townland known as Bocarnagh to his credit.

One property here, off the beaten track, made €370,000 in ‘15, according to the Price Register, and almost sharing the same creek was a traditional but upgraded house, was a charmer called Peaceful Place, which sold in the back end of 2016 for an as-yet unconfirmed €620,000.

Peaceful Place was an arty two-bed of about 1,300 sq ft, with a tiny one-bed stone bothán for guests, and the related duo were on six acres with views to Garnish Island, with its own bathing, kayaking and small boat-launching stretch of shoreline.

Now, on top of those two previous Bocarnagh listings, Mr Krueger has this more modern, larger and stone-clad five-bed dormer home: he guides this time around at €725,000, and may even see some repeat viewings from those who he showed around here previously.

Apart from being bigger, at about 2,035 sq ft, this offer is on even more land, about 11 acres, and it too is on the water, with the land sloping down to a small pebble beach, close to scenically-blessed Glengarriff and its services.

Key selling points are the amount of land, and the water access. Last year, another c 2,000 sq ft modern home called Derryconnery made just over its asking price to sell for €650,000 via Sherry FitzGerald O’Neill, thanks to its bay access, but the biggest sale by a country mile ‘round these parts was the c €1.6m purchase of the late Maureen O’Hara’s beloved Glengarriff home, Lugdine Park.

Lugdine was on a remarkable, indented 45 acres of woods and ravishing views, and the online video of it had a cinematically impressive 42,000 views for Sherry FitzGerald Country Homes.

It shows on the Price Register at €1.38m, as the house on one acre, and the balance of the land made up the rest of the sale, which had started with a €2.3m asking price. Lugdine’s buyer was UK based, but with Irish links, and was bought back when sterling held a prime buying power in the eurozone.

Now launching this stone-finished dormer, Envel and Voelkers’ Mr Krueger can expect European and US inquiries to be at least as strong as those from the UK, and some Irish interest can be expected also.

The agents say the large, 11-acre holding in grass and a ‘left to nature’ state “offers the utmost privacy and the location couldn’t be more tranquil”.

Internally, it’s in very good overall condition, with three of its five bedrooms at ground level, where one is en suite and the other two are next to a main bathroom.

Overhead, meanwhile are two more en suite bedrooms, one also has a large adjoining dressing room, and there’s a further upstairs bathroom with bath and shower.

By comparison the day time areas are limited to a 15’ by 14’ living room with open, cast iron fireplace and patio access, and a 21’ by 15’ kitchen/diner, with ash units, island and range cooker.

There’s water views from the dining area, and from the living room, and sublime Glengarriff harbour is seasonally a host to moored yachts, dinghies and even small cruise ships.
