It can’t have been that hard for agents Savills to establish the appropriate asking price for No 52 Heatherfield: it’s €635,000— the same sum No 18 Heatherfield recently sold for.

Family-occupied No 18 only went to market in August, guiding €645,000 via Sherry Fitz, and has yet to appear on the Price Register. But underbidders know how good it was, what it fetched, and now some of them might also come to view No 52 to compare and contrast.

Listed with agent Michael O’Donovan of Savills for its private vendors, No 52 is 2,475 sq ft, one of the larger of several house types here at the Fleming Construction Waterfall development, a few short kilometres from Bishopstown.

Family owned for many years, it was rented for a short, most recent period and is going for sale vacated, so viewers will just have to imagine their own furniture here post-move.

It’s been regularly updated, is freshly repainted, has new quality wood shutters just fitted, and faces a green, while past the decent-sized back garden and drop-down patio area is the start of the neighbouring Earls Well scheme.

Earls Well was started by Flemings just before the market went south, right as they completed two stunning showhouses.

Now, No 4 is sale agreed, and Nos 1, 2 and 5 Earls Well are on the Price Register, at €801,000 (or, over €900,000 including contents, as it was the showhouse) €660,000, and €766,000; they launched in January 2016 at €650,000-€670,000, also via Savills, with a waiting list of 100 names. At least one of the Earls Well buyers was a Heatherfield resident, it’s understood.

Now, No 52 Heatherfield is a good example of the earlier scheme, with two of its five beds en suite, large main front living room, study, and full width kitchen/diner/living room, with step-down to the rear patio and family living section.
