Majestic Menloe Gardens home comes to market in Cork

Quite perfectly placed: that’s Glendhu, an all-done up Menloe Gardens home, coming to market during the winter lull, yet one likely to top a Christmas wish-list for many a Cork aspirant home hunter.

Glendhu’s within the old, settled and leafy cul de sac residential park off the Blackrock Road, a few minutes’ walk from the rapidly rejuvenating village, and must have one of the best sites here too.

It’s well-sized, faces full south to the rear, and overlooks the magnificent green, and its specimen chestnut trees.

That handful of mature chestnut trees runs up the centre of the green, fringed by some latter-day deciduous arrivals, and now that the leaves are in full flight and fall, the sheer spread of branches can be admired, and, counted.

Estate agent TJ Cronin of Irish and European said he had counted 105 upright shoots in one tree alone, the one closest to Glendhu and in full view from it, before he had to stop his tally.

It’s a mass of gnarly conker branches, not quite in the league of Co Antrim’s Game of Thrones’ beech avenue that’s quite a tourist trap, but impressive nonetheless to anyone with an admiring, arboreal eye.

Visitor and viewing numbers at Glendhu mightn’t quite top the 100 figure, but that won’t be for want of wishing: it’s because this four-bed semi-detached home carries a price guide which reflects its setting, status and condition.

It’s a walk-in job, and Mr Cronin guides it at €650,000 as a result. It may well go higher.

Glendhu appeared in these pages before, in 2008, when it carried a €550,000 asking price when offered as an executor sale.

However, it needed subsidence issues tackled, and when that was done (at the time, we remarked that doing the drains and subsidence work was Cork’s version of giving a house a hip or knee replacement,) it bounced back in 2009, guiding €500,000 with the same agents.

It sold to its current owners in ’09, for over €500,000 (this was in pre-Price Register days) and they then embarked on a comprehensive overhaul, upgrade, opening up and modest sun-room rear extension.

They tackled wiring, plumbing, bathroom improvements, put in a new kitchen and sundry joinery done by Tom Hartigan in Douglas, and finished with redecoration, all the while mindful of the house’s original essential character. It’s quite the quiet charmer.

The house dates to 1937, just pre-war, and gently fits Menloe’s low-key Arts and Crafts style, with some narrow slit windows by the entrance, as well as a bracket porch over the front doors, while the sun room was added on behind in lieu of an old veranda.

It’s all in immaculate order, with a front sitting room with inset stove in a black granite surround, and this room’s wide-plank oak floor stretches back to a rear dining room for a front-to-back, clear run of interconnected reception rooms.

That dining area then runs at right angles back to the kitchen, part-divided off by a screening bookshelf in hardwood, while kitchen units are in a pale gloss, topped with hardwood, whilst there’s a range-style cooker, with dark red glass splashback for an assertive dash of colour.

Able to be sectioned off then is the rear sun room, glazed all around, with a tiled roof, overlooking the south-aspected back garden and patio, next to a small detached garage/shed.

Overhead there’s a main bathroom off a half landing, and four bedrooms, two to the front, two to the back, three are doubles, one’s a single and one of the bedrooms is en suite, so lots of boxes are ticked for families on the move.

Overall floor area is c 1,800 sq ft , so Glendhu isn’t overly large, but the way the main ground floor rooms all interconnect gives the impression of a larger home.

In their original state, Menloe Gardens homes weren’t that big in any case, and it’s only after resales in the past decade or two that quite a number have flexed their muscle and massively expanded. One, in a corner setting diagonally across the green, was totally demolished a few years ago, replaced by a super-sized new build.

Internally, Glendhu is fully up to spec and speed, fresh feeling from top to bottom in an unostentatious way: viewings start this weekend with Irish and European.

Also within Menloe Gardens, a semi-d by the entrance needing a full overhaul is currently under offer with Sherry FitzGerald at €430,000, while a larger detached across the way which had gone to market a month or so ago guiding €980,000 has now been rented out for the winter months.

Close by, in Menloe Park which is home to just five detached 1990s-built homes near the Rectory, No 5 went for sale last weekend, at €675,000, so the location’s on lots of buyers’ radars.

VERDICT: work all done to this ‘Gardens’ offer.
