THREE of the 12 new homes rising rapidly to completion in a new, niche development on the Poulavone end of Ballincollig just west of Cork city are already reserved, so there’s nine coming now publicly for sale, with interest expected from local home hunters, in the main.
The A3 rated mix of semi-ds includes two-beds, three-beds and four-beds, and one of each size is already sold, says estate agent for Ros Nua, Donal Dunne, who is selling for developers OBR Developments: they’ve been steadily picking up infill sites around Cork city and suburbs for well-finished new builds.
As relatively ‘new’ building names jostle for sites and profile in a recovering new homes market, already Dan O’Brien of OBR Developments has developed in Whitechurch, Cork, and has finished seven new builds off Evergreen Road (2014) and last year and into 2016 he also completed eight smartly finished semi-ds at Rope Walk, off Blackrock’s Castle Road.
Over the past decade and more, much of Mr O’Brien’s output has been in the UK, and in major engineering and concrete pour challenges, including at Cork’s Elysian tower. But, he still has an appetite for more modest sized homes.
He was also involved in buying and selling on the Crows Nest site at Victoria Cross, now acquired from a consortium by UCC, and his company OBR went on site in Ballincollig in March of this year to build this dozen homes at Ros Nua, near the Poulavone Roundabout, Daffodil Fields and The Manor.
A self-contained scheme built on the site of a former road-fronting dwelling near the Ballincollig Nursing Home, they’re in a paired and mixed configuration, and there’s open viewing on site (but not a showhouse) on Sunday, November 27, 1pm-3pm, with practical completion expected by this year’s end.
Other viewings on site will be by appointment, says selling agent, Bishopstown-based auctioneer Donal Dunne, who adds that there’s been so very few brand new home schemes on fresh sites launched in 2016 in the greater Cork area; most new building is in continuation of existing sites, he reckons.
Elsewhere in the Ballincollig hinterland, continuing strong build include O’Flynn Construction with more to build at the former barracks site, and with long-time Ballincollig stalwart Owen O’Callaghan, on a site west of the town and at Poulavone itself.
Mr Dunne says OBR’s houses will have a painted finish, and a PC sum for kitchens, with new owners choosing their own flooring.
Launching them in advance, Donal Dunne guides the 1,460 sq ft four-beds at €345,000 and the three-beds of a decent 1,225 sq ft size at €320,000, though he doesn’t have a price to quote at present on the sole remaining 900 sq ft two-bed.
Features include part-stone facade, similar to that in his Rope Walk development, A3 BERs, solar panels, solid fuel stoves in the main living space, gas central heating, en suite main bedrooms in the three- and four-bed semis, and wiring for alarm.
Location-wise, it’s within an easy reach of the bypass, western suburbs, third level colleges and hospitals, EMC/Dell, and all of Ballincollig’s schools, services, and amenities.
