Trading up: Old Blackrock Road €265,000

Apartments are well on the way back price-wise in Cork, with post-slump demand and values driven by location, most of all.

Trading up: Old Blackrock Road €265,000

Size: 77sq m (833sq ft)

Bathrooms: 2

Bedrooms: 2

Right now, two apartments in O’Callaghan Properties’ Lancaster Gate scheme are on resale, at prices from the €235,000 for a two-bed, to €475,00 for a large three-bed.

And, in another O’Callaghan Properties scheme, inner suburban Rochelle off the Old Blackrock Road, a quality two-bed 830 sq ft apartment’s now up for sale, for €265,000.

Estate agent Dennis Guerin of Frank v Murphy & Co is selling No 8 in Rochelle Court, which was bought by its current owner day one, back in about about 2003 when OCP did the 70-unit development of apartments, townhouses and duplexes on the site of a former Church of Ireland boarding school which got assimilated by Ashton Comprehensive.

In immaculate order, according to Mr Guerin, No 8’s a ground floor self-contained two-bed apartment, with one en suite, and has patios on its eastern and western sides within the gated development, inside a 10 minute ‘walk-to-work’ of the city centre, just passed the South Infirmary hospital complex on the Old Blackrock Road.

VERDICT: The location was good over a decade ago, witnessed in just how fast it sold (virtually off plans) and has just gotten more appreciated ever since.
