The four-acre plot, close to the rugby club and several motor dealerships, is being marketed as a flagship commercial site.

Agent Brendan Bowe says it would be suitable for healthcare providers, corporate HQs, motor/petrol station restaurant, or for retail, hotel, or transport depot use.

Mr Bowe didn’t give a price, but market sources say values of up to €800,000/900,000 have been discussed for the very versatile site, on the N71, with existing Eircom buildings on the front portion.

It was marketed last year, via Lisney, jointly with BNP Paribas, at €400,000, as part of a multi-lot Eir sell-off, and went to best bids, and is likely to have been sold for a sum close to €500,000.

Meanwhile, a smaller site, of half-an-acre, across the N71 and within Bandon’s speed-limit jurisdiction, was acquired for an investor client by Bowe Property.

That plot, with a small showroom unit and outdoor display space, has an income of €22,000 and had a price of €200,000.

It’s likely to have sold for between €275,000 and €300,000, but Mr Bowe declined to confirm.
