Not a bad house at all, or a good starting point as it stands, is Curraghmore. But, now that this mid-1900s homes comes along for sale, expect it to be something far, far grander in a year or two’s time.

Why? Simple, really, it’s the location, as good as it gets in Cork city’s western suburbs.

This detached three-bed home stands proud above the Model Farm Road just past the entrance to Cherry Grove, a niche cul de sac setting of a dozen or so individual large homes, built for medics, academics, bank managers and their ilk.

It’s near the Model Farm Road Technology Park, is between UCC and CIT for families with college-going children, as well as having other schools nearby, sports amenities, and CUH and the Bon Secours hospitals are within a drive or a walk.

Model Farm Road also is a quick, direct run out to Ballincollig, where IT jobs are now well ensconced.

The last resale in superbly-set Cherry Grove was a larger one-off, called Moyola, some 2,800 sq ft.

It featured here in March and is already on the Price Register, going over its €850k guide to sell for €900,000, with planing recently sought for upgrades.

The Price Register for 2016 to date for the Model Farm Road area also shows a house called Dunmahon making €1.1 million, and another, Vailima, making €1.35m.

The latter is likely to be demolished by buyers Rockforest, to pave the way for a handful of new-builds.

Now, Moyola’s selling agent Brian Olden of Cohalan Downing, has another Cherry Grove home, Curraghmore, and he guides at €625,000, admitting that it’s pretty dated, has a low G BER, and will need the full refurb and extension thrown at it.

Depending on who looks, and pursues, it might even be knocked. It will certainly be extended.

The site’s absolutely ace, with an imperious look over the Model Farm Road to the north where it has a pedestrian access, and the main access is inside in Cherry Grove, which is sort of the Court Cairn posh address of the 1960s.

The site/gardens are one-third of an acre, and so “offers huge potential: once renovated it is likely to be one of the finest houses on the Model Farm Road,” says its sales agent.

VERDICT: Worth watching.
