Trading Up: Farranlea Road, Cork €310,000

The most recent resale at The Crescent, off Cork’s Farranlea Road, was to private/family buyers, but that was for a version of this novel, contemporary crescent-shaped terrace of three storey homes which had an added-on ground floor room that made it even more suitable for smallies.

Trading Up: Farranlea Road, Cork €310,000

The enlarged No 16 had been guided at €335,000 by Lisney, and made €340,000: now, a more standard example of the Morehead-architects designed townhouses is up for sale, and No 10 is guided at €315,000, by its selling agent Mark Rose of Rose Property Services.

It’s tall, and quite slender, with accommodation on three levels with two top-floor bedrooms, where the master is en suite and has a west-facing 10’ by 6’ balcony.

Mark Rose predicts viewing interest will be spilt between investors and owner-occupiers, and the location is strong in anyone’s books , just off Victoria Cross and Dennehys Cross, near UCC and CUH.

Built about 13 years ago, No 10 has been rented out recently, after the owners moved abroad, and the layout is adaptable: those that don’t need four bedrooms have tended to use a middle-floor bedroom as a second living space, and there’s a bathroom on each of the three levels too.

There’s off-street parking and an enclosed rear garden, with a back wall of glass .

VERDICT: Great location.
