The release of 14 large detached houses at Mitchell’s Court in Kerry Pike, in a range of styles, offers trade-up buyers the type of choice that hasn’t been widely available in the Cork city area for quite some time.
Bringing completion to a development of 33 detached houses which began in the mid 2000s, it is possibly one of the biggest releases of large detached houses seen around the city this year.
On offer from prices upwards of €530,000 are four house types ranging in size from 2,272 sq ft up to 2,440 sq ft.
“These are high-quality, spacious, four-bed A-energy rated homes and are the type of properties that have been in short supply.
“We have already had extensive interest in the scheme with a number of interested parties pre registering,” says Paul Hannon, new homes director with Sherry FitzGerald.
Mitchell’s Court was originally launched in 2008 with fanfare provided by the Blarney Brass and Reed Band.
Designed by architect Bill Mullins and developed by D& J Builders, it was the first housing scheme to be built for 30 years in the village of Kerry Pike on the northwest outskirts of the city.
The development was named for local author Maude Mitchell, the previous owner of the land, who wrote a novel set during the War of Independence and the Civil War.
The initial offering at Mitchell’s Court was high tech and high spec and the first 19 houses were available with “intelligent control systems’’ with prices ranging from €670,000 to €830,000.
When the market plummeted, both the specification and the prices dropped and some remaining properties were later sold unfinished.
In the newly-resurgent property market, O’Flynn Construction has now bought the remainder of the site with planning permission for the last 14 houses. Construction started on the scheme in August and is scheduled for completion in late spring 2017.
The house types, which include three with stone frontage, are similar in design to the original plans.
The major difference is that they are being fitted with energy efficient central heating systems with modern air to water heat pumps which will give them an A energy rating.
Other standard features include a fire surround with a solid fuel stove, two en suite bedrooms, a quality kitchen, limestone cills, fitted wardrobes in two bedrooms and all properties will be fully decorated and have seeded gardens and cobbled driveways.
Mr Hannon believes that a key selling point for Mitchell’s Court will be its location, a few miles from the city and within easy reach of the Northern Ring Road and Ballincollig.
“Kerry Pike is considered one of the finest locations on the west side of Cork city for family homes and it benefits from a wide range of amenities.“
The village which shares a church with Clogheen, has among other facilities, a national school, a Montessori school, a garden centre, a GAA pitch, a community centre as well as an Indian restaurant.
The Mitchell’s Court properties, which are being released individually, have, according to Mr Hannon attracted early interest from trade-up buyers from Ballincollig, Blarney and Cork City.
Catering for the demand for property in Kerry Pike not just from trader-uppers purchasing at the upper end of the market, O’Flynn Construction has also commenced work on a development of 143 new homes at a more affordable level.
The new scheme, called Clonlara, comprises semi detached and detached homes located close to Mitchell’s Court in Kerry Pike.
“This is the largest new residential scheme constructed in Cork for a substantial period of time,” says Mr Hannon who expects strong interest from first-time buyers when the scheme launches in early 2017.
One of the most active building operations in the city this year, O’Flynn Construction has also launched the final phase of Millers Court, Old Quarter in Ballincollig with three and four-bed semis with prices ranging from €310,000 to €350,000.
