Built to an exceptional standard in 2009 in Clonakilty’s Waterfront development, apartment 3 in the niche residential block in the top tourism town has had a further high-end makeover and refit in time for its refloating for sale.

The size of many townhouses, and over 1,000 sq ft, the second floor two-bed, two en suite apartment No 3 has lift and AV/coded access by a shared balcony with water views, gas heating, and mechanical heat recovery for air quality.

It also has broadband, power showers, quality appliances, and newly recarpeted and draped bedrooms, with views over the plaza, and river leading to Clonakilty Bay.

Joint selling agents are Ray O’Neill of Sherry FitzGerald O’Neill and Martin Kelleher, who guided initially at €185,000 and it’s already at €205,000 in bids, and is impressing visitors and bidders.

It’s one of the best finished pads in town, they say, overlooking the Waterfront Plaza and the Whale’s Tail sculpture, which is now to be used as the logo for the new Clonakilty Distillery, to be based in an adjoining Waterfront building, with visitor centre and due a planning decision in coming days.

The seven-acre Waterfront site, developed by LAMA ‘Developers of the Year’ Hillback Developments, was visionary and ear-marked for a mixed use €40m contemporary scheme.

But it was left landscaped and with its six-only quality apartments rented out.

It was sold on last year for c €2m to Lyonshall, who resold the completed buildings and apartments to local businessman Michael Scully, who is backing the distillery project.

Lyonshall director Kieran Coughlan has this month submitted for extension of a planning grant for other buildings, including a three-storey retail-anchored one intended for an Aldi store.

VERDICT: The outgoing economic tide left the Waterfront beached for a period, but a returning tide is bringing renewed spirit — and a distillery.
