Inniscarra, Cork €575,000

Size: 285 sq m (3,047 sq ft)

Bedrooms: 5

Bathrooms: 5

Coming up on its tenth birthday, and not looking anything like its age, is this fine-fettle family home at Cork’ s Bridgestown, a handy Lee Valley spot near Inniscarra, and Blarney, and also an easy strike to ‘exec’ jobs and strong incomes in busy Ballincollig.

Just a few weeks on the market with agent Garry O’Donnell of ERA Downey McCarthy, this is a big, five-bed, three en suite family home, one that’s made itself at home on a countryside 0.82 acre site, among equally larger dormer neighbouring homes.

Proximity to the city, yet at a nice rural remove from it, is a key point, as is its accessibility to major, nay, mega Munster employers like Apple and EMC in Hollyhill and Ovens.

Those two employers alone have well over 5,000 employees, so little wonder they’ve driven on house values in Cork’s western suburbs in particular, and into rural pockets like Bridgestown into the bargain.

Factor in relatively easy commutes to UCC, CIT and CUH, and, well, competition for trading-up homes is strong, as shown in recent sales in Ovens, Blarney, and Waterfall.

ERA’s Mr O’Donnell guides this one off at €575,000, pitches it at the afore-mentioned “executive” market and says it has panoramic views from the grounds and rooms, upstairs especially, with high-end interiors, and has large open living spaces to crown it all.

Just about every detail has been considered, the finishes are excellent, he stresses, and it has underfloor heating at ground level, oil fired, and comes in at a good and reassuring B2 BER.

Accommodation includes three living/family rooms, with lounge by the big kitchen/diner with wood-burning stove within a cut limestone stone hearth and chimney breast, and in addition there’s a utility room, plus guest WC, along with a large hall with oak stairs leading to a wide landing, with seating under a roof Velux window.

Much of the internal joinery, including doors, skirting, architraves etc is in matching oak.

A dining section off the family living and tiled kitchen space opens to a very substantial deck, with raised seating, BBQ and even a birdhouse.

Back inside, the upper floor’s as spacious as below stairs, yielding five double bedrooms, three with en suite bathrooms, there’s lots of built-ins, while the master bedroom also has a walk-in wardrobe, and a Juliet style balcony overlooking the back garden, reached from double doors in the what the eh estate agent says is a five-star hotel standard suite.

The rear garden, meanwhile, is private thanks to fencing and decking linking it to the detached, 360 sq ft lofted garage with Velux.

VERDICT: A big, comfortable home package, in an Inniscarra setting with rare enough re-sales
