Trading up: Moneygourney, Cork €275,000

There’s a good mix of house types in the popular Fort Hill development in Cork’s Moneygourney, outside Douglas by Garryduff and Rochestown, and the scheme done by Murnane and O’Shea is a consistent seller, says auctioneer Glenn O’Connor.

The DNG Creedon estate agent now has the three-bed, end-terrace home 33 Fort Hill under offer at €240,000 after open viewings this week just ending, and he guides at €275,000.

He says he feels he’ll get close to the asking, noting that apartments locally within the development are making €240,000 and three-bed semis here are hitting €310,000.

This offer is end-terrace, next to three-storey, brick-faced three-bed duplexes over ground floor apartments, and the c 1,000 sq ft house has a quite standard internal layout, typical of a modern semi and has one en-suite bedroom.

Overall condition is immaculate, says Mr O’Connor, who adds there’s a quite broad appeal at No 33, especially for those who want a garden and/or outdoor space, but at the same time one that’s going to be easy to keep.

Here, the front is paved for parking and the back is on two levels, with a mix of gravel/hard landscaping.

Viewers so far are a mix of singles, couples and traders-down too are expected.

VERDICT: a neat package
