Three-storey Passage West house is in showhome condition

Passage West, Cork €295,000

Size: 158 sq m (1,700 sq ft)

Bedrooms: 4

Bathrooms: 3

BER: C3

The address is Hillcrest, but there’s still a bit of hill-climbing to do up the back of this row of homes, in Passage West at Cork Harbour, deep in at the back of the early 2000s-built Pembroke Woods development.

One of a row of unusual, three-storey house designs, No 24, Hillcrest, is a four-bed family home, on landscaped gardens which stretch back to the hilly scrubland and welcome greenery leading on to the town’s outer, Old Church Road.

It lends more than a country air to the suburban house, for sale with a sub-€300,000 asking price.

Living is done on the upper two floors, on split levels, over a lower level entrance hall and sheltered, under-house parking, sort of an integrated car port.

No 24’s for sale with estate agent Jeremy Murphy, who guides from €295,000 and he’s been busy with viewings, mostly from first-time buyers who are getting a good deal of house for this sort of sum.

And, it’s not just space: the current owners have spent on interior upgrades with some visual flair and decor, and also spent considerably in the landscaping of the back garden and sandstone paved patio.

As a result, Mr Murphy says the re-finished 12-year old house is in showhome condition.

The professionally landscaped rear garden has a water feature, the house’s bathrooms have been redone, internal door quality was upped with a switch to oak, and flooring in the living and dining rooms is also solid timber, with oak architraves and skirting.

Meanwhile, out of sight, but entirely present is high-speed fibre optic broadband, and the house is wired for an alarm, and for sound in the living quarters.

There’s a handy storage closet off the lower level hall, and the main open plan kitchen/dining room above is 22’ by 12’ with maple, shaker-style units and integrated appliances.

Other rooms on a split level include a living room with balcony access, a dining room, utility and well-tiled guest WC.

Overhead on further levels are four bedrooms, one with en suite, and a family bathroom with a Jacuzzi bath.

VERDICT: A quality buy on several levels
