The name of this pleasant-looking, compact three-bed cottage on Cork’s Rossa Avenue may be ominous: it’s called Wayside, and that’s exactly what it may fall by, the wayside, as its site, so close to the third level campus of CIT is just covetable and, indeed valuable.

On its own terms, this 630 sq ft home, old fashioned and single storey (but with gas central heating and double glazing) would not be carrying a price guide of €450,000, so clearly the key to its sales’ hopes is development potential, which it has in spades.

The site/gardens, run to a quite sizeable 0.58 of an acre and Wayside is tucked in the road end only, so there’s a very long garden which could easily take another dwelling, or two, or three.

It will all be subject to planning permission, and finished new builds would have an equal appeal for owner occupiers, and/or investors, with such strong rental demand currently evident and ever-escalating rents....up 18% in Cork alone in the past year, back to peak boom levels.

Estate agent Brian Olden of Cohalan Downing says Wayside’s location is superb, in the heart of Bishopstown and close to Wilton, the CUH, Ballincollig and ring road.

CDA say the property is “suitable for a developer looking for a compact opportunity in an excellent location,” and report good builder and bidding interest in other city/suburban offers they currently have in locations like Beaumont.

VERDICT: Potential beyond the four walls at Wayside.
