Now described as ‘end of terrace’ by Florence Gabriel of Sherry FitzGerald, there’s 1,265 sq ft of living space within, on a relatively tight site deep within Pic du Jer, with off-street parking.

Sherry Fitz say the house’s overall condition is good, and that it’s modern and well specced, with ground floor guest WC, and one of its three first floor bedrooms has an en suite.... sort of extras you won’t find in the more original Pic Du Jer homes in this enclave, located near the church off the Ballinlough Road, within a walk of the city centre and near a good range of schools.

Guide price is €355,000 and rooms at ground level include a front sitting room, with fireplace, and a rear 22’ by 15’ kitchen/diner/living space, with garden access, ivory units and overhead Velux.

Another Velux is over the landing upstairs, where there’s also attic access and the three bedrooms are described as doubles, though one at least is quite tight.

Heating is via gas, and the BER is a C1, which few Pic Du Jer originals would be lucky to achieve.

VERDICT: Buying market is likely to be younger couples, says Sherry FitzGerald.
