Slane Lodge family home settled and in a superb Bishopstown location

HAVING built anew in the rear garden, with separate access to their new home, the long-time occupants of Slane Lodge are selling up this extended five-bed detached family home at the junction of Bishopstown Avenue and Convent Lane, near the rear entrance to the CUH campus.

The area’s been popular for medics and academics for decades, with consequent high residential values, and on this score — the ‘three Ls of location, location, location’ — estate agent Johnny O’Flynn of Sherry FitzGerald guides this one-off at €725,000.

Sort of side-set on its site to Bishopstown Avenue, it’s quite an unusual build, and was originally built as a flat-roofed design back in the mid 1900s, but the current owners made it more two-storey with a traditional pitched roof.

As a result, there are now two first floor bedrooms and a play room (but no upstairs bathroom) while downstairs has been configured with living rooms mostly to one side, and three bedrooms on the other (one en suite), save for the presence of a granny flat set-up within one corner.

That granny flat has a bedroom, living room, kitchenette and shower room, and can, quite easily, be assimilated back into the main run of rooms, suggests Mr O’Flynn.

As it stands, there are three other reception rooms in the far corner, plus kitchen, sun room and study.

Overall condition of Slane Lodge is good, though new owners might update the decor and finishes.

The grounds, meanwhile (though now truncated,) are mature and quite reduced in scale since a new home cropped up alongside, with a wall boundary now in place between both, so viewers now know exactly what goes with which property and with certainty, unlike cases where sites are kept back but not yet built on before the older home comes to market. (A big house sale on the Model Farm Road in recent months is expected to yield up a clutch of sites for new-builds via Rockforest, according to sources)

Location of Slane Lodge is settled and superb, within a walk of UCC, the CUH, the Bons hospital, CIT, Technology Park and even the city centre, says Mr O’Flynn, adding “this is a sizeable home, in a Grade A setting”.
