Affordable isn’t an adjective often used to describe properties in Kinsale, but with a guide of €175,000, No 9 New Mills at Brownsmills definitely seems to fit the bill.

Two kilometers from the harbour town, it’s part of a development of 12 apartments built in recent years which used exposed stonework to make it resemble an old mill nearby which has been converted into a luxury apartment block.

This modern two-bed apartment has 850 sq ft spread over two floors and is owner-occupied and very well maintained.

Auctioneer Claire Dennehy of Savills says the key selling point is “the highly desirable location close to Kinsale,” and she expects it to have strong first time buyer appeal.

The majority of the rooms are located on the first floor.

This includes an open plan kitchen/dining/living room with high gloss kitchen units, timber flooring, a solid fuel stove and double doors looking out on to a Juliet balcony.

Fitted with double glazed windows and electric storage heating, the apartment has a D2 energy rating.

The complex has well maintained communal gardens and parking space for the residents.

Ms Dennehy was expecting a good attendance at the first open viewing this week. “These apartments are rare to the market and given the prices we are currently seeing in Kinsale town it should be snapped up pretty sharpish”

VERDICT: As well as being affordable for a first time buyer it may also attract interest as a rental property.
