Allsop auction will feature 150 lots in a sale that could generate up to €30 million in transactions
Among the 150 lots are income-earning investments and a strong Dublin showing, with 70% of lots located in or around the capital. They include offices, retail, 61 houses and 13 apartments in the greater Dublin area, as well as land lots for developer/speculator buyers.
There’s also a selection from further afield, including Limerick, Waterford (the former John Keane’s Sports Bar in Dungarvan, guiding €110/130,000), Kerry and Cork.
One of the larger Munster lots is Lot 18, six two-bed apartments at Shannon Arms, Henry Street, Limerick, with income of €37,200 pa and it carries a guide price/reserve of €300,000.
Marginally higher in price guide is a portfolio of six one-bed apartments at 1-6 Shambles Lane, Mallow, in north Cork, fully let until 2018 to the local authority, at a current rent of €59,400: reserve here is €325,000.
Also offered are small land parcels in Glengarriff, at reserves from €5,000, while larger plots of 36 acres at Glenacknockane, Duhallow, have a reserve range of €210,000 to €230,000.
Back in Dublin, highlights include two separate office lots by Grand Canal Docks, with three floors extending to 156 sq m with an annual rental of €48,000 having a reserve range €565,000-€655,000, while a nearby mid-terrace office of 148 sq m rents at €35,000 pa and has a reserve range €485,000-€555,000.
Among the retail offers are seven units in two lots in Dublin 8 with a combined reserve of €1.16m. A Temple Bar restaurant investment features in the Allsop Private auction, with rent of €45,000 pa and a reserve range of €580,000 to €610,000.
