Douglas home is a solid foundation for growing family

There’s a good-sized, wedge-shaped, mature and colourful back garden with No 4 Limetrees Road, in a lovely, leafy, setting between Cork’s Rochestown Road and Maryborough Hill, all on the edge of Douglas village.

Facing south in front, and backing onto the large gardens of some of the Rochestown Road’s classic ‘mansions,’ the detached No 4 Limetrees Road, also called Quinville, has been a family home for decades. It’s now for sale with Dennis Guerin of Frank V Murphy & Associates, who guides at €475,000.

That comes on the back of sales in 2015 of No 1 for €465,000, which was also detached, and No 3 a semi-d with sun room made €430,000 in 2015, having guided at €385,000.

These solid homes were built in the mid 1900s on what was at one stage the extensive grounds of Maryborough House, now a top hotel on wonderful woodland grounds, and the name of the family who originally owned Maryborough House is recalled around the corner on Newenham Drive which links to the Rochestown Road and gives access to the ring road a bit beyond.

No 4, aka Quinville, is well-kept and comfortable but is decoratively dated, with gas central heating and double glazing already in place.

It has Limetrees’ distinctive brick and timber pergola feature screen by the porch and, internally, there are two ground-floor reception rooms, right of the side-entrance hall.

There’s also a 17’ by 9’ sun room added to the rear, overlooking the mature, shrub-packed gardens and patio, plus kitchen, pantry and guest WC.

Upstairs are four bedrooms, one per corner, plus main family bathroom. The grounds are an attractive asset, with garden shed and detached garage

VERDICT: With a short walk to Douglas village, 4 Limetrees Road has over 1,400 sq ft as it stands, so a buyer won’t have to rush into extensions, but it does need modernising.
