There’s going to be change afoot on the eastern end of Cork’s Ballinlough Road and by Cork Constitution RFC, with a development land sale finally gone through for over €4 million on the old Eir/Eircom site via Lisney, to as-yet-unconfirmed Dublin-based developer buyers.

Anything built on this c five-acre site on Churchyard Lane, right next to Cork Con, will be keenly eyed up as the location’s so favourable, so well-serviced and settled, in a suburban nexus near Blackrock, Douglas and now-booming Mahon.

In advance of any planning permission being sought on the Eir site (it had lapsed planning for 120 units, mostly apartments) those keen on the location and wanting a family detached trade-up home, will be making their way to Shrewsbury Downs, where No 14’s new to market this month with Michael O’Donovan of Savills, with a guide of €700,000.

Dublin’s lovely and leafy ‘Shrewsbury’ and its red-brick mansions worth many millions occupies a legendary status, reflected even by its presence on the Monopoly board: Cork has two ‘Shrewsburys’, one in Ballincollig, and the other in Ballinlough where there’s ‘old’ Shrewsbury’s 1970s homes, and ‘new’ Shrewsbury Downs with red-brick detacheds built a decade or so later.

Resales in Ballinlough Shrewsbury have been very few and far between.

A number of the red-bricks here in the Downs have been significantly extended and upgraded.

No 14 Shrewsbury, with 1,900 sq ft, is on a corner site with an attached garage plus another detached garage, and has two entrances.

It’s quite original to its roots and its era of construction, yet its super-quiet location, with southerly rear garden aspect, will guarantee interest and bidding.

It’s a four-bed, with one en suite and three reception rooms, plus kitchen/dining and utility.

Almost certainly it will be extended/upgraded on purchase and sun-room or glass box extension would be a perfect fit.

It has a good C3 BER, double glazing, and is in good condition.

Nearby, the larger c 2,500 sq ft No 16 Shrewsbury Downs sold six years ago, showing up on the Price Register at €580,000 in 2010, having gone to market in bad times in 2009, with high but unrealised hopes with its then-asking price of over €800k.

Far better timing, and a stronger market with limited supply, is right in favour for the vendor of No 14, which is on its very private site of 0.17 of an acre.

Other loosely comparable and more recent sales in this area of Ballinlough were No 11 in ‘old’ Shrewsbury, a large dated detached on a big site, which made €495,000 in 2014, and a high-end modern 3,700 sq ft Victorian-style home called Hayfield House, Somerton Drive, which fetched a cool €1m earlier this spring.

VERDICT: There’s been a scarcity of good detacheds in Cork’s inner and south-eastern suburbs, so even though No 14 might need a deal of freshening up, interest is likely to be strong.
