This end-of-terrace, period era home is just a door away from the landmark St Vincent’s Church, and enjoys pretty much the same south-facing views as that skyline-dominant structure.

It also shares the same sort of bright, river Lee and city/suburban vista as other river-facing Sunday’s Well homes, larger ones admittedly, some costing up to 10 times this place’s €155,000 asking price.

(Further out Sunday’s Well Road, the wonderful 4,500 sq ft Georgian home Woodlawn on 1.5 acres of Sundays Well gardens is now being marketed by Savills, at a reduced price guide of €2.65m, down from a 2014 launch price of €3.8 million... just for comparison’s sake......)

Selling agents John Barry and Dennis Guerin of Frank V Murphy & Co listed No 19 this week at that keen-looking €155k guide, but they readily admit that this executor sale is a do-er upper in the first instance, and will need lots of additional spending to get to modern standards of comfort, and layout.

A further €100k budget mightn’t be be a bad staring point.

But, what a prospect: this is currently a three-bed, three-storey home facing onto Sunday’s Well Road, at the city end of it to boot, amid some exalted company.

It has street access, and is next to a larger, restored dwelling which is home to two architects and family.

Whoever buys No 19 might be well advised to talk to an architect, or to a builder, to see what can be done here to maximise its potential, and at what sort of budget.

It has been reroofed already, but still needs “extensive refurbishment”, says Mr Barry and that list of tasks will include windows, drylining, new plumbing, heating and electrics, decoration plus a kitchen.

And, really, given the aspect and views, it really should be opened up internally at either mid or lower level.

There’s a garden, set off at a skew angle to the west of the house, down a short flight of steps, and there’s prospects aplenty here too, with full southerly aspect.

At present, the layout at the modest looking No 19 has two first floor bedrooms, a mid level bedroom and sitting room with bathroom to the back, and downstairs is a galley kitchen, dining area and a good-sized, 20’ by 15 living room.

VERDICT: There’s rewards to whoever gets to purchase this.
