Trading up: Fernwalk, Ballincollig, €550,000
Coming back to build on the Killumney Rd in Cork’s western suburbs are O’Flynn Construction, who have just this month acquired a 4.7-acre site with full planning for 26 new homes, in a c €3.2m purchase, after a tender sale process which saw lots of rival bidder interest.
That site swoops saw the Ballincollig-based O’Flynn Group pay c €125,000 per house stand for the 16 detacheds, and the ten semis to be built, if they act on the existing planning.
It’s located close to St Oliver’s Cemetery, just off the Model Farm Road, and will be keenly watched to see how any new homes built will be priced when they eventually come to market.
So, is there a price marker in the sale this week of 53 Fernwalk, further west along the Killumney Rd at the 1990s O’Flynn Greenfields development?
Here at No 53, estate agent Norma Healy of Sherry FitzGerald prices this 2,017 sq ft four-bed detached in very good condition at €550,000, and notes that Fernwalk homes are always ready sellers
It’s on a good, walled-in, southerly aspected site by a cul de sac with added rear, full-width 27’ by 12’ sunroom, and has three other reception rooms, plus one of its four beds is en suite.
It’s very well kept, says Ms Healy, with open plan feel to the rear, sunny patio BBQ space, and plenty of off-street parking in front.
