But, that’s the sum now being sought by rapidly-evolving house building firm Rockforest Homes, for the last house left to sell at Greenbanks, on suburban Cork’s Well Road, ‘twixt Douglas and Mahon/Blackrock.
At one stage the private home of Monica Gallagher, mother of blues guitarist Rory Gallagher, Greenbanks became the centre of an ambitious €3.3m site assembly foray for luxury homes ‘back in the day.’
The 1.1 acre site recently sold via Nama, to Rockforest Homes after a slow, two-year process, for c €700,000: they now are to build four detached houses on it, while a fifth site close to the water is subject to a new planning for its end-owner.
Deals were done on all the sites here by agents Sam Kingston of Casey and Kingston, with Cohalan Downing, at prices from €850,000 to €1m.
However, an intending buyer for the house on site 2 at Greenbanks has since opted for a different home at Moneygourney, outer Rochestown, where Rockforest are due on site in coming months to build 28 upmarket houses, hence the re-offer of the 2,776 sq ft No 2 on the Well Road.
House No 1 is selling for €1m, with 2,850 sq ft and on a slightly larger site by the entrance to this very niche scheme, while nos 3 and 4 are selling at c €850,000.
They’ll be the biggest of the adaptable, A-rated houses Rockforest have been springing up in infill sites in places like Boreenmanna Road and around Blackrock, where the company has continued to acquire select sites, and it also has just picked up a Model Farm Road development opportunity too, for what they expect will be a half dozen or so even larger builds, to meet select, upper-end demand in prime locations.
Banked by Bank of Ireland Finance, Rockforest will have 100 houses under construction (including one-offs) in Cork in 2017, predicts director, engineer David Walsh.
At Greenbanks, the A2 rated homes will have Donegal quartz dry-stone wall features, Danish windows, air-to-water heat pump heating with optional photovoltaic cell back-up if required, mechanical heat recovery ventilation systems, integrated stoves, and kitchen/utility room allowances of €15,000, sanitary ware allowances of €5,000, wardrobes €4,000, and tiling allowances of €5,000.
