It’s nearly a moot point as to who gets best looked after and accommodated at Greybrook, either those humans living in the almost-20 year old home, or the horses on the balance of its lands, with a mix of 30 stables and boxes, indoor and outdoor arena, tackrooms and more.

Suffice to say, neither has been hard done by at this family home, next to a former equestrian centre of some repute, within a 10-minute spin of Cork city’s western suburbs.

Welcome to Waterfall, one of Cork’s more sought-after western fringes thanks to easy access to Bishopstown and Ballincollig as well as to the city itself, and its suburbs with western-based hospital such as CUH, Marymount and the Bons. Plus, of course third- level colleges at CIT and UCC.

It’s all those box-ticking location attributes that has fostered Waterfall’s appeal for the upwardly mobile.

The area is home to many modern mansions and contemporary builds and the relaunch of the former Fleming Construction’s Earls Well locally in Waterfall by Heatherfield is back making waves and strong sale prices too.

Quite a few family spreads round these parts cater for those who are into horses: however, it’s pretty safe to say there’s little or nothing to touch Greybrook for size, space, scale and scope. And, now, it’s for sale. In lots.

Sherry FitzGerald estate agent Sheila O’Flynn has her hands on the reins here as its owners retire, and is selling Greybrook, on 38 acres.

She’s pitching it at two, not necessarily two mutually exclusive, markets, and has pencilled in open viewings and the chance to walk land and rummage in stables on Tuesday, Friday and Saturday next.

One, she has the modern and comfortable 3,085 sq ft family home, built to a sort of Georgian house palette and painted a period-look pink, available for €695,000 on almost seven acres with paddocks and garage.

Location is up a long, arrow-straight approach avenue off a public road by the Old Abbey Gardens nursery/ BHL landscaping centre, near Jimmy’s Cross and Killeady hill, which puts it within a hack of Waterfall village, school, pub and more.
