There’s a slender wing of rooms to the side of 47 Wainsfort, a semi-detached four/five-bed family home off the Rochestown Road in Cork.

From front to back, it takes in a study, a dining room, and an extended kitchen finished in brick and running out in the walled-in back garden next to the patio.

It all helps to bring the total floor area to over 1,500 sq ft, and its in good overall and decorative condition as well, say selling agents Florence Gabriel and Ann O’Mahony of Sherry FitzGerald: they guide at €350,000.

No 47 has standard-sized reception rooms fore and aft and, off to the right of the hall in what’s probably a converted garage with overhead accommodation are back-up rooms, handy to have as dining and study spaces.

But, at less than 8’ wide, they don’t really have the luxury of ‘squared-off’ space, and overhead beds four and five/further study are similarly slender.

They have a back-up shower cubicle between them as an adjunct to the main family bathroom, handy as there are no en suite bedrooms.

The setting within Wainsfort is nice, by a green and cul de sac, and Douglas is a short walk away too, adds Ms Gabriel, saying there’s a fine balance between reception rooms and bedrooms.

VERDICT: Lots of rooms
