New A-rated 28-house scheme to be launched on Cork’s Tramore Road
THERE’S nothing like it out there right now, says Citidwell Homes Ltd builder Tom Murray, as he and business partner Paul Forde go on site this month to build the first tranche of a 28-house development called Sheridan Park, on Cork’s suburban Tramore Road.
The company is set to build 50 homes over the next year, and 100 next year, Mr Murray says, as sites and planning start to fall into place for the new firm.

First to be offered, built and sold is a block of four terraced three-storey houses of over 1,660 sq ft (over 550 sq ft per floor), and where all four bedrooms will be en suite, making for five bathrooms in all, with energy efficient A-rated builds, with underfloor heating at ground level, and proven air to water geothermal heat sources.
Citidwell’s move on Tramore Road starts as they have reserved buyers now lined up for a niche, four-house scheme called Beverley, on Donnybrook Hill, Cork, with c 2,000 sq ft, two-storey Victorian-styled four-beds selling at prices of €550,000 and €560,000, via Sherry FitzGerald, and after they’ve completed and sold four other 1,600 sq ft high-end houses off the Blackrock Road and by Ashton school, in a scheme called Citidella, on Bulls Lane, at sale prices averaging €520,000.

Now, agent Ann O’Mahony of Sherry FitzGerald, jointly with Darragh Taaffe of Keane Mahony Smith, is back on board for Tramore Road’s Sheridan Park, with a mix of two-bed apartments, three bed duplexes and four-bedroomed semis and terraced townhouses set to be built, on the former Keatings bakery site by the divisional garda HQs.
That location puts them within a few hundred yards off the south city link road, while the UCC shuttle bus service and off-campus parking is right next door to Sheridan Park too.

Citidwell Homes went to the UK for the architect and design for this medium-density development of mixed house sizes and scales, and the spec is high, and the look is different, with brick used over the upper floors for a semi-traditional elevation, with open plan kitchen/dining contemporary internal layouts.
Just four house are being offered, for starters, in a block of four, with mid-terraceds priced at €335,000, and end units just a tad dearer, at €340,000.

“There’s nothing like this in the market at present like these quality, four-bed 1,600 sq ft houses, in such a great setting just off the ring road,” says Keane Mahony Smith’s Darragh Taaffe, anticipating good demand (including investors) because of the shortage of new builds in the city.
: These brand new, out-of the box homes will be built over six months, so buyers can be in in time to hang up the Christmas decorations.
